Extension and alteration of a 1980s bungalow within a conservation area
Context
This project involved the transformation of a 1980s bungalow in a prominent position within the Watts Avenue and Roebuck Road conservation area in Rochester.
The existing building sat uncomfortably within its setting, contrasting with the surrounding Victorian and Georgian properties and making limited contribution to the character of the street.
Brief
The brief was to create a larger family home with additional bedrooms and improved living space, while ensuring the design responded appropriately to its sensitive and highly visible location.
Design Response
The proposal introduces a new upper storey, carefully designed to reflect the scale and proportions of surrounding buildings and to sit more comfortably within the street.
Rather than simply extending the existing bungalow, the approach redefines the building as a more appropriate form for its context. The design draws on the character of nearby period properties, using a considered palette of materials and detailing to reinforce the architectural rhythm of the conservation area.
Given the sensitivity of the site, the design was developed through ongoing discussions with the planning and conservation officer, ensuring the proposal responded appropriately to both the immediate setting and wider character of the area.
To the rear, a more contemporary approach is introduced, with a glazed orangery providing additional living space and a stronger connection to the garden.
Outcome
The result is a four bedroom family home that feels more settled within its surroundings, replacing a building that detracted from the conservation area with one that contributes positively to it.
The project demonstrates how a carefully considered and collaborative approach can transform an existing property in a sensitive location, balancing architectural character with the needs of modern living.
